Building Architectural Homes Using the Delta Panel Roofing System.

Toby Drew Homes was contracted to design and build this one-of-a-kind custom home in Godwin Beach located in the Moreton Bay Region.


Designed by Anthony Duckworth, in conjunction with Toby, from Toby Drew Homes.

The idea behind this design was to create large open rooms with high-raking ceilings throughout the home that would provide a feeling of openness.


To do this, we decided to incorporate the use of an insulated panel roofing material; a product produced by Delta Panel.

Using the Delta Panel product allowed for large spans between beams in the roof line and added a coastal-inspired appeal to the home.




Architectural Windows


Incorporating raked ceilings allowed the design to include many differently shaped windows that were supplied by Brahmans Windows and Doors Using E1 Class Glass to ensure the energy rating was kept high. Each window showcases a variety of unique visual aspects when walking through the home at all times of the day.



The Lighting



A range of Scandinavian-styled lighting solutions was incorporated into the design. Toby Drew Homes utilised the Beacon lighting design team at the Northlakes showroom to assist us in picking the best lighting options to suit the design.



The Challenges


The panels created some challenges that the team at Toby Drew Homes were able to overcome with the biggest challenge being that the lighting needed to be run through the panels directly to the locations of the light fixtures.


To do this, we required the use of an Eco-wire, a specifically produced electrical wire for use in harsh environments.


The raised floor allowed for wiring circuits to run underneath the home as opposed to the traditional method of running it through the ceilings.


Through a combination of lighting fixtures including LED light fans, single pendants, light bars, spotlights, wall-mounted lights and downlights in the rooms with high sloping ceilings we were able to create the coastal style look whilst still providing the light required for the home’s day-to-day functions.



The house design required many considerations due to the overlays from the local Moreton Bay regional council planning scheme and building regulations.

One of the regulations we had to adhere to was the coastal land overflow overlay meaning the dwellings living height needed to be raised beyond 1600mm to comply.


Although this was difficult to work around, we were able to use this to the design advantage as the property would be able to capture views of Moreton Bay from the Master bedroom, The Balcony and the front patio leading out to the pool.




The roofing panels were required to be “MagnaFlow®" as the building was in proximity to the coastline. MagnaFlow® is a highly durable pre-painted sheet steel system that has been designed for use in corrosive environments. The protective metallic coating on the base steel is a new technology that is in accordance with AS1397-2011




Due to the location of the property, we were fortunate in that the street was wide enough, which allowed us to access the surrounding space. This was a big win for us as it was easier to construct and install the Delta panel roofing system without being caught up in tight spaces.


The installation and construction of the delta panel roofing system were extremely fast and only took the team one and a half days to install. The roof was laid using the clad boy suction system which allows for the panels to be lifted from the packs, prepared and then laid into position.



A range of professionals was required to install the Delta Panel roofing system, including a crane operator and dogman to lift and prepare the panels, two highly qualified electricians to run the Eco-Wire, An Insulated panel roofing specialist (Ron) and our in-house team consisting of James, Rhys, Brodie, Phil and Toby himself.



Spectators on the day were the designer Anthony, the Sales Rep for Delta, Toby's Father Mick Drew and many Neighbours.


Toby Has been a carpenter for 18 Years and a builder for almost 10 years. Working under his father Mick Drew for 8 years. Toby Has built custom homes since he started. This is the second large-scale home using Insulated panels that Toby Drew Homes has completed and 1 of many Patio roofs using the same products. The Clad boy has been used several times by the in-house team of TDHs and they are looking forward to the next project using Insulated panels from Delta Panels
