Toby Drew Homes specialise in small house renovations through to large house extensions  -  low set or high set homes can be extended as required. Working in with the original design and foundations, we can extend all homes  -  no matter how new or old the home is!

These projects can even be completed should you choose to live interstate or overseas  -  we can keep you up-to-date daily with the progress on our Buildertrend app.

Adding a second storey to your home

We love building Second Storey Additions because our clients are always so happy with the result at the end of their project.

There are so many reasons why an upper level extension makes sense. 

The biggest benefit is the addition of more space, while also retaining your backyard for entertaining, children’s play areas, a pool, a garage or even a veggie patch.

If you can gain views from a Second Storey then this is a fantastic added bonus. Whether your view is of parklands, a lake, the ocean, or simply provides a lovely outlook, then we can ensure that our designer maximises this benefit with a well thought-out second storey design.

Space for the whole family

The most common reason for homeowners to opt for a second storey addition is because of the need for more space for a growing family.

Perhaps your kids are heading into their teenage years (or soon will be!) and need more space?

Maybe you need a Parent’s Retreat upstairs. A place to get away from it all with a Master Bedroom, Ensuite, Walk-in robe, study and a separate lounge area.

Roof Construction

Adding value with a second storey addition

A quality 2nd Storey Addition will add considerable value to your home. At some point in the future when you sell, your home value will have grown, and you will get a nice return on your investment. This means you are set to benefit from adding your double storey addition both now, and in the future too.

How long does an upper level extension take

A second storey addition can be built in approximately 4 months, depending on how complex the extension is.

This includes completely fitting it out with all electrical work, plumbing, new staircase, bathroom cabinets, fixtures installed, walk-in robes, flooring, painting thoughout and more. If you are also extending the ground floor e.g. with an open plan living extension and a new afresco, then the scope of works is greater and the timeframe will be longer as a result.

Toby Drew Homes use Buildertrend to manage all projects and have a perfect record of delivering projects on time. At the start of your project we will schedule your entire project and provide you with a completion date.

THE PROCESS  |  From commencement to completion

With Toby Drew Homes, you are not just a number on a contract. Your project will be overseen by our qualified builder, Toby Drew, from commencement to completion  -  this means he knows what is happening, can answer your questions and has the authority to solve problems and make things happen.

Introduction to the preliminary process

Renovations and extensions can be more complex than a new home build.  Our experience guarantees we can find a solution to produce the outcome you are wanting to achieve.

Once you have made initial contact with Toby Drew Homes, a phone consultation appointment will be scheduled. 

 

From this there are 2 starting points available :

Option 1  -  We Prepare ‘Preliminary’ quotation to supply you with -

 

  • Drafting

  • Engineering

  • Energy Efficiency Report

  • Certifier’s comments

  • Soil testing

  • Testing for asbestos (if applicable)

  • Testing for lead based paint (if applicable)

  • Scope of Works  (based on working to a budget and working the details to suit this)

Option 2  -  You supply us with your own plans and information you have already gathered (as above) and we can provide you with an estimation, and evaluate what else may be needed to proceed to contract stage.

We will prepare a 'Fixed Price' Contract. This Contract will detail which items are included and their cost amount.

(Given current building industry circumstances we have introduced provisional sums, which allows for the fluctuation of material and labour costs or particular trades ie; roofing, steel products, concrete and timber)

 

Once the contract has been signed, we will carry out the following :

  • Issue the deposit invoice via ‘Xero’ online accounting

​

  • Load your job into the ‘Buildertrend’ schedule software

​

  • Provide you with a -

​

      -  Project commencement date

      -  ‘Buildertrend’ login

      -  Link to our recommended suppliers

 

  • Pay QBCC Insurance

 

  • Obtain Council approvals  

Contract, plans & approvals

Toby Drew homes are Brisbane northside builders completing house extensions and house renovations working with low set houses and two-storey homes to three-storey high set homes.

Work commences

Before construction works commence, initial preparation of the site takes place :

 

  • The site is fenced and an exclusion zone is formed

  • Silt barriers are installed where required

  • Safety signs are place out the front of the property

​

You can be involved with all aspects throughout the works  -  as little or as much as you would like to be!

​

You get to choose tiles, wall colours, bathroom fittings, kitchen layout, kitchen appliances, light fittings etc -  plus all of the little things that put your stamp on the project. 

As part of your Toby Drew Homes experience an in-house interior decorator consult which alleviates the stress of colour selection. Kim is extremely experienced in her field and can give your home finishes the extra touch you may be looking for.

Also included is a kitchen design consult with our cabinet makers to go over all the details for your new kitchen.

There may be some disruption to your daily routine. We will do our best to minimize the inconvenience as much as possible. We absolutely respect your home and your privacy throughout the works and will try to limit the intrusion as much as possible. In some circumstances depending on the works you may be asked to move out part of or the whole renovation process, but this will be discussed in detail prior to the commencement of the build should this apply to your project.
